Financing comes before the viewing, not after you fall in love with a place.<\/strong><\/p>\n

It is the most common mistake: you fall for a property, then discover it was out of reach, or that you are $15,000 short at closing. Starting with the numbers avoids the disappointment and puts you in a stronger position against other buyers.<\/p>\n

The five steps<\/h3>\n

1.<\/strong> We establish your real budget.<\/strong> Your income, your debts, your down payment. You leave with a number, not an impression. See pre-approval<\/a>.<\/p>\n

2.<\/strong> You search, with a real estate broker if you want one.<\/strong> You now know what you can afford and you stop wasting time.<\/p>\n

3.<\/strong> You submit an offer with a financing condition.<\/strong> Never waive that clause without talking to me, even in a competitive market.<\/p>\n

4.<\/strong> I finalize the financing.<\/strong> Documents, property appraisal, firm approval. I walk you through every condition before you sign.<\/p>\n

5.<\/strong> Closing at the notary.<\/strong> I follow the file through to the keys.<\/p>\n

Budget beyond the down payment<\/h3>\n

Many buyers forget the closing costs. Plan for:<\/p>\n

\u2014 Notary fees and registration costs<\/p>\n

\u2014 Transfer duties \u2014 the \u201cwelcome tax\u201d, billed by the municipality a few months after the purchase<\/p>\n

\u2014 The pre-purchase inspection and, if the lender requires it, the appraisal<\/p>\n

\u2014 The adjustment for municipal and school taxes prepaid by the seller<\/p>\n

\u2014 The tax on the mortgage loan insurance premium, if your down payment is under 20%<\/p>\n

\u2014 Moving, utility hookups and the first setup expenses<\/p>\n
